2 years leasing with this company, the response time was great on repairs, the deposit was returned reasonably and in great time, and Amy the rental manager was always kind and helpful. I really appreciated how she worked with my group so we could leave heavy furniture with the incoming group to our rental. This helped out the incoming group and made our move so much easier. Amy was greatly appreciated!

I leased from this company for one year when I was working at UVA and I can earnestly recommend against leasing any property from them based on my own personal experience.

The maintenance of the building itself was poor. There was a significant cockroach problem in all of the apartments due to detritus in the building's unused garage. I don't believe any upgrades have occurred for several years (the mailbox had accumulated rust).

I had several unpleasant experiences with the management themselves including a period where they tried to intimidate me into leaving the residence during my lease.

During peak COVID, while I was living alone, I was rudely awoken by a woman from INV with several other individuals. She had brought a moving truck to my apartment and said I had to leave because they had 'scheduled to move some girls in'. I told them they must have the wrong place, closed the front door and went back to sleep.

I was awoken again to find a large man from the group towering over me in my own bedroom. He said 'yo you gotta get all of your stuff and get up out of here now'. I was then forced to go back out and argue with the woman. It wasn't until I produced my lease (which was good for another 3 months) that she finally gathered her group and left my apartment.

Afterwards, I additionally had to call INV to remove a large lockbox the woman had placed on my front door which made it impossible to close. I can only assume that if I hadn't been home, all my belongings would have been taken and my apartment locked from the outside. During the 3 months after, someone would frequently come and knock on my door incessantly, sometimes for as long as 15 minutes. I also began to receive phone calls which I would ignore. At that time, I felt fortunate the COVID lockdown was occurring so that I could stay home 24/7.

Additionally, the owner had had multiple instances of unprofessional behavior. One time, after I had contacted him about the internet (the management controls your internet subscription), he attempted to pressure me over text to 'give him a good review' because he claimed his boss was 'giving him a rough time'.

Overall, I strongly believe it is in anyone's best interest to look elsewhere for housing options in the Charlottesville area. There are definitely better established and more reputable options.

Our rental unit recently switched owners and our new leasing company is INV. There has been a lot of maintenance on the house but it seems to be things that weren’t taken care of by previous owners. Amy has been very responsive and helpful during the transition. Maintenance is also quick to respond when we report something.

To all that say this INV Group, LLC is not a good place to rent from. You are wrong in saying that, they have done nothing but help us in any way they could. Amy is very helpful and responsive and sends notifications about upcoming maintenance work, changes in the office work hours, etc. Shah and Amy are very helpful and understanding, as long as you are paying your rent and following the lease!!

When INV gained ownership of the property I was renting, they immediately went to work on the house and fixed much of the problems the previous agency had failed to address. They are easy to contact and Amy has been proactive both in reaching out to us about maintenance, as well as visiting the house for inspections. Highly recommended agency.
